Purpose of License

The Licensee shall use the premises solely for residential purposes. Commercial use or sub-letting is strictly prohibited.

Duration

This license is valid for a period of 11 months, starting from [Start Date] and ending on [End Date], unless terminated earlier under the terms of this agreement.

License Fee and Security Deposit

• Monthly Rent (License Fee): ₹[Amount] per month, payable in advance before the 5th of each month.
• Security Deposit: ₹[Amount], refundable at the end of the term after deducting dues or damages, if any.

Maintenance and Utility Charges

The Licensee shall be responsible for:

Termination Clause

Either party can terminate the agreement by giving one-month written notice. In case of violation of terms, the Licensor may terminate the agreement with 7 days' notice.

Responsibilities of the Parties

In a leave and license agreement, the Licensor (property owner) provides the premises to the Licensee (tenant) for a specified period, ensuring the property is habitable and maintaining major repairs. The Licensee pays a license fee, maintains the property, and adheres to usage terms. Both parties ensure legal compliance, timely payments, and proper notice for termination, as per the agreement.

Indemnity & Legal Compliance

The Licensee agrees to indemnify the Licensor against any legal, civil, or third-party claims arising from their stay. This agreement follows the Indian Easements Act, 1882 and relevant Uttar Pradesh tenancy laws.

Jurisdiction

All disputes arising under this agreement shall be subject to the courts of Gautam Buddha Nagar (Noida).
